Who it’s for
This is not a beginner course or a get-rich program. It is for people who already have drive, income, experience or resources, and want to turn them into ownership of larger multifamily properties.
You’ve built a career and capital. Now you want to build equity in real assets, with a disciplined process instead of guesswork.
You own single-family or small multifamily and want to step up to larger properties, bigger teams and real scale.
You want to sponsor deals: find the opportunity, structure the partnership, raise the equity and lead the business plan.
You have the resources and the interest, but haven’t consistently acquired larger multifamily properties. You want a path through the deal.
The gap
Between wanting to own multifamily and closing on a property sit a series of specific, hard problems. Most people meet them alone.

Each of these is a stage in the same journey. That journey is the roadmap. See the roadmap ↓
The Dealmaker Roadmap
Every acquisition follows the same path. Multifamily Dealmakers walks you through each stage with practitioners who do this work themselves.

Analyze actual operating performance, debt, rents, expenses, market assumptions and value-add opportunities.
Phase 2 · Putting it together
Build the business plan, the GP structure, the financing and the capital stack.
Develop an investor strategy and learn the practical framework for compliant capital formation.
Phase 3 · Closing and beyond
Navigate the LOI, PSA, due diligence, financing and closing.
Execute the business plan, manage performance and build toward the next acquisition.
Wherever you are on this path, the program meets you there.

Learning about multifamily
Becoming a multifamily dealmaker

Your founder & mentor
Todd Robinson is an active multifamily owner and operator, and the Founder and Managing Partner of Iron Street Capital, a real estate private equity firm that owns and manages more than 940 multifamily units.
He has personally structured, acquired, financed and operated multifamily investments. He is also a commercial real estate and securities attorney, which gives him an unusually complete view of how a transaction comes together, and where it can come apart.
That is the advantage of learning from Todd: most mentors know one part of the deal. He works across the entire transaction.
Across the entire transaction
Multifamily Dealmakers is mentorship and education. Membership does not include legal representation or legal advice; legal services are separate.

FAQ
Straight answers about the program, the commitment and what membership does and doesn’t include.
Multifamily Dealmakers is a 12-month mentorship program for investors who want to acquire larger multifamily properties as owners and general partners. It is led by Todd N. Robinson, an active multifamily operator and the founder of Iron Street Capital, and combines 1-on-1 mentorship, weekly live calls with experienced practitioners, and a community of multifamily investors and operators.
Serious people who want to become multifamily owners and general partners: successful professionals, existing real estate investors, aspiring GPs, and people who have the resources and interest but haven’t yet consistently acquired larger multifamily properties. It is not a beginner “get rich in real estate” course.
Prior multifamily experience is not a requirement to apply. The program is built for people who are serious about acquiring, though, and your background is something we’ll talk through during the application process to determine whether it’s a fit.
Finding opportunities and building broker relationships are core parts of the program. You can use the live calls and your 1-on-1 sessions to work on sourcing, and evaluate opportunities as they come in.
Bring it. Members can bring real opportunities into the Underwriting Lab, the live Q&A with Todd, and their 1-on-1 sessions. Guidance in the program is educational; investment decisions are yours, and you should rely on your own legal, tax and financial advisors for your transaction.
Yes. Members can bring real opportunities, underwriting questions, capital-raising challenges and transaction issues to the calls. That is the point of the program.
Three each week: a live Q&A with Todd on Tuesdays at 12:00 PM Eastern; a Raising Capital call on Wednesdays, led by a coach who has raised more than $250M; and an Underwriting Lab on Thursdays with another experienced coach.
During your first 90 days you meet 1-on-1 with Todd every other week, alongside full access to the weekly live calls and the member community. After the first 90 days, you can request 1-on-1 sessions with Todd as needed.
Membership is 12 months. After the initial mentorship period, members have continued access to the weekly calls and online community, consistent with the current program terms.
It depends on where you are and how actively you are pursuing deals. The live calls run on a set weekly schedule, and the more opportunities you bring and work through, the more you’ll get from the program. We’ll talk through realistic expectations during your conversation with our team.
Mentorship. The core of Multifamily Dealmakers is live: 1-on-1 sessions with Todd, three weekly calls with experienced practitioners, and a community of members working on real deals. It is designed around execution, not passive viewing.
No. Although Todd is an attorney, membership does not include legal representation or legal advice and does not create an attorney-client relationship. Legal services are separate from the program. You should engage your own counsel for your transactions.
No. No program can guarantee that you will acquire a property or achieve any particular financial result. Real estate investing involves substantial risk. What the program offers is mentorship, education and access to experienced practitioners; outcomes depend on you, your market and many factors outside anyone’s control.
Submit the application on this site. If it looks like a fit, our team will reach out to talk through your goals and experience. From there we determine mutual fit, and if you’re accepted, you complete onboarding and begin the program.
